Home inspections are a valuable service when buying a home, but they are not technically exhaustive in nature. The fact is most homes in America and the heating/cooling systems in them significantly underperform in terms of healthy air, comfort, and energy efficiency. But you will not know this from a home inspection.

Some people often say, "If the heating/cooling system turns on and blows warm or cold air, isn't that enough?" No, it's not enough!

Since equipment failure cannot be reliably predicted but performance can be, you should get your heating/cooling system performance tested. A test report increases the home buyer's negotiating position by making available a whole new set of factual information regarding the most complex and expensive system(s) in your home.

Focus on what benefits the entire heating/cooling system is currently delivering, even if it is "functioning". Why? Because its ability to deliver efficiency, safety, comfort and healthy air impacts the market value of the house (See PowerPoint Slideshow).
